This mixed use project consists of a 7-story existing structure to convert into a complete service resort hotel, 200 rooms with 400 feet of beachfront views & recreation, a distinctive coastal spa, a negative edge pool, two full service restaurants and a 20,000 sq. ft. convention center. It includes incidental, accessory, and non separated occupancies, totaling (2) unconditioned structures. Total area buildings: 135,000 Square Feet.

Design Criteria:
The existing structure presents an array of challenges, the inadequate original building layout in addition to the numerous disrepairs through the years leave the architectural approach with a drastic direction: Most of the soft structures are removed leaving only the supporting original core. All interiors to be re configured and the envelope also receives detailed attention to conform and immerse the user’s experience into the resort hotel style life. Outdoors are a key feature to complete the transformation, changing and adding elements to embrace the new building’s soul. Because the original curved layout of the structure, the design approach reinforces the geometry as the bold statement force to set the architecture intent through the project.
